The snow architects build the ice hotel every year in winter and remains open till spring when the ice begins to melt down. The building of the hotel begins around the month of October. So we have compiled a list of a few Real Estate Jargon for you to refer to if ever you do not understand anything.

A

Acceptance fee: some mortgage lenders charge a fee (a very small percentage of the loan value) to process a mortgage.

APR or Annualised Percentage Rate: the cost of the credit to the borrower as a yearly percentage of the approved credit, including the loan, the charges, etc.
Annuity mortgage: also known as a repayment or capital and interest mortgage, this is the most common mortgage, where the interest and capital is repaid in monthly installments.

Buy-to-let mortgage: also known as an investment mortgage, the property will be rented to tenants as a source of income for the borrower, who does not intend to live in the property.

C

Capped rate: this is a combination of a variable and a fixed rate. If the variable rate falls below the capped rate, the variable rate is charged; a capped rate and period is agreed during which the interest rate will not rise above this level.

D

Discount rate mortgage: some lenders offer discounts for an initial period, normally no more than a year or two.

E

Endowment mortgage: the borrower only pays the interest on the loan while a monthly payment is made into an endowment policy. The idea is that this payment builds to an amount which exceeds the mortgage debt, allowing the mortgage to be repaid with money left over. This is not always the case, however, depending on the success of the endowment policy itself.

European Central Bank (ECB): the central bank governing the euro. Changes in the ECB rate can lead to changes in mortgage interest rates.

F

First Charge: or a First Legal Charge is when a lender has priority over any other interests in a property which is being sold to recover debts following a borrower defaulting on mortgage repayments.

Fixed rate mortgage: the rate for a mortgage is fixed for a set period.

I

Indemnity bond: some lenders will charge this fee if the loan amount is more than 75% of the value of the property. The fee is used by the lender to insure against the borrower defaulting on the mortgage.

Interest only mortgages: only the loan interest is paid back in monthly installments, with the original amount borrowed paid back at the end of the loan term. Some mortgages will be interest only for a set period before changing to a capital repayment mortgage.

L

Loan to value (LTV): the relationship between the loan amount and the value of the property expressed as a percentage. For instance, a property worth €100,000 with a mortgage of €90,000 would have an LTV of 90%.

Lock-in clause: a clause providing for penalties to be applicable if the borrower breaks out of a mortgage which has a fixed, capped or discounted rate.

M

Mortgage protection assurance: if the borrower dies, the mortgage is paid off by funds from a life assurance policy. It is the duty of the lender to arrange for this policy to be in place at the time of the loan agreement.

Mortgage term: the length of time to fully repay the mortgage, which can be anything from 5 to 40 years.

N

Negative equity: a term applied if the value of a property falls below the amount of the outstanding mortgage loan.

P

Pension mortgage: similar to the endowment mortgage where only the interest is paid back monthly, while a separate monthly payment also takes place, this time into a pension scheme. When the borrower retires, they can take the pension amount as a tax-free sum and use it to pay the remaining mortgage loan amount.

R

Redemption: the term used when a mortgage is paid off in full, including capital, interest and charges.

Redemption penalty: the lender will charge this penalty if the mortgage is fully repaid in less than the previously agreed timeframe, for instance when fixed interest rate mortgages are paid back before the agreed term duration.

S

Split rate mortgage: when some of the mortgage is at a fixed rate and some is at a variable rate.

Standard variable rate (SVR): a rate which rises and falls with interest rates, allowing the lender to increase or decrease the variable rate according to the shifting ECB rate.

T

Tracker rate mortgage: this is at a set percentage above the ECB rate, thereby ‘tracking’ the ECB rate, having no relation to the standard variable rate.
